吸引使用者选择这里,软件方面当然是管理者需要提供的,硬件方面除了设备,最能吸引人的就是建筑的趣味性。靠装饰(网红平面装饰)可能有一阵子新鲜的阶段,但是作为长期回收的办公空间,只能利用空间的变化形成长期有效的吸引力。
走道是整个空间中最枯燥和难做的空间,让走道形成空间上的主题变化,类似于街道、胡同一样,每一户看上去一样,但在小小的走道上又有丰富的变化.从传统的走道抽离,把它当成街道的模式,像逛街的心情一样,路过街边的店铺和街角的广场,让整个走道变的有趣,后期软装上搭配植物等元素,让整个空间变的生动有趣起来。
改造项目里,每个空间都是有同样价值,才可能构成一个项目的成功.每个房间的实际租金=面积租金+附加值租金(视野、便捷等)
To attract users to choose here, the manager needs to provide software. In terms of hardware, besides equipment, the most attractive thing is the interestingness of architecture. Just like the mood of shopping, the shops along the street and the square on the corner will make the whole walkway more interesting. In the later stage, decoration will be equipped with plants and other elements to make the whole space more vivid and interesting.
In the renovation project, every space has the same value, which may constitute the success of a project. Actual rent per room = area rent + value-added rent (view, convenience, etc.)
